Cunningham Engineering prepared improvement plans and maps for this innovative subdivision development.  This project provides visually interesting residential streetscapes through the use of varied front setbacks, landscaped bulb-outs, and traffic circles.  The project also incorporates generous public open space areas consisting of parks, greenbelts and storm water detention / wetland habitat. 

Challenges included limited downstream drainage and sanitary sewer capacity, an existing ephemeral creek bisecting the site and a requisite for over 8 agencies approvals.
